Kleindienst Group is a Dubai-based real estate developer led by Austrian founder Josef Kleindienst. Originally launched in Europe, it expanded to the UAE in 2003, and has since become the UAE’s largest European property developer.

The company’s flagship project is The Heart of Europe, a cluster of artificial islands off Dubai. This development features the world’s first floating Seahorse villas (underwater homes) and a climate-controlled Raining Street that brings cooler weather outdoors. It even includes a dedicated Coral Institute to restore coral reefs, reflecting the company’s environmental commitment. These innovations set Kleindienst apart from other developers. The Heart of Europe is planned as a car-free, eco-friendly luxury destination with over 20 hotels and thousands of homes.

Kleindienst Group’s bold approach has earned it broad recognition. In 2024 it was ranked among the GCC’s top developers, underscoring its status as the UAE’s number one European developer. Beyond Dubai, the company has pursued projects in countries including Germany, Italy, Pakistan, and Seychelles.
