AHS properties
AHS Properties is a Dubai-based, founder-led luxury developer built for the very top of the market. Set up in 2021 by Emirati entrepreneur Abbas Sajwani, it runs like a boutique studio with institutional discipline: few, highly curated schemes; heavy emphasis on architecture and interior craft; and white-glove, hospitality-style services baked in from day one.
The company’s edge is partnership and focus. It teams with tier-one designers—think Shaun Killa on architecture and HBA on interiors—and luxury houses on brand and finishing. That mix produces headline design with a practical delivery spine: clear governance, tight specifications, and a developer that stays close to operations rather than handing off.
Scale is rising but measured. Company and market disclosures point to a gross development value around $2.7 billion by 2024, with further growth signaled by new ultra-prime launches in 2025. The firm has also recorded strong pre-sales on its flagship canal-front work, reinforcing real demand at the $5–10m tier.
Recognition has followed: Iconic Project of the Year at the Construction Innovation Awards and Luxury Lifestyle Awards wins for both the developer and a flagship community—useful third-party markers in an increasingly crowded ultra-luxury field.
Geographically, AHS is UAE-centric and Dubai-led, selling globally but building where it knows the streets intimately. The founder’s public notes describe a deliberately compact pipeline and a bias for prime waterfront, where design, views and access all stack
