If you have an apartment / villa / commercial property or land for sale in Dubai.
I will be happy to resale your property.
For a speedy and successful deal, I will need to sell your property in two possible ways: in an open or closed market.
An open market means that I will advertise your property on Dubai's leading portals. Unlike Russian real estate portals, in Dubai we have some restrictions and publishing ads are possible due to following documents:
1) Title deed certificate (for the finished object) and oqood certificate (for the object under construction)
2) Copy of passport
After receiving these documents, I will be able to get a unique NOC number from RERA state agency (without this permit number publishing is impossible).
Then let me know your asked price. If it is difficult to define the cost, I recommend you trust my CMA analysis. This is a kind of “homework” that I will conduct to analyze existing similar offers in the market. Based on a comparative analysis, I can recommend you the real market value of the object.
As a rule, the "asking" price is always higher than the real market price, so I urge you to be realistic and think about whether you want to sell or leave your property for yourself.
In a closed market, I sell expensive objects, such as whole buildings, hotels, land.
It is better not to publish such objects on the open market. Nevertheless, for active communication with potential buyers I will need to see title documents, such as title deed (or oqood), building permits (for land). If you have a video or photo - this will be a great help, if there is no visual content, then I will go to the object and take a photo / video.
If you are selling a commercial property, such as a hotel. A potential buyer will want to study the financial results of operation activity, so be prepared to provide reports on operating activities
