2. Client and the Task
An overseas investor from India wanted exposure to Dubai’s commercial market with a focus on long-term wealth creation rather than speculation.
3. Why This Investment
Exchange Tower sits in the heart of Business Bay within walking distance of one of Dubai’s busiest Metro stations. With office supply remaining limited in prime districts, we saw an opportunity to acquire an older office with excellent fundamentals and unlock additional value through refurbishment.
4. My Strategy
Rather than paying a premium for a newer office, i adviced to purchase a well-located asset and invested approximately AED 80 per sq.ft to create a premium Grade A-style workspace. The renovation significantly enhanced tenant appeal while keeping costs highly efficient.
4. Investment Outcome
The office was purchased for approximately AED 2.63M and renovated for AED 140,000 before being sold for AED 3.55M, delivering a 28% return on total investment. The new owner secured a high-performing commercial asset capable of generating approximately AED 375,000 per year after service charges, equating to a net yield of around 9.6%.
