2. The Client and Their Objective

A buyer from Spain wanted to purchase a property for capital appreciation and subsequent resale. It was crucial for her that the property’s price increase by at least 300,000 AED ($81,688) within two years. The total transaction amount was not to exceed 1.3 million AED ($353,982).

3. Consultant’s Strategy and Management

  1. As a real estate consultant, I suggested a 1-bedroom apartment option on Yas Island in Abu Dhabi, specifically within THE BAY Residence project by the developer Baraka.
  2. Furthermore, I successfully negotiated and secured a 10% discount (which was deducted from the final payment installment), a highly significant achievement by the standards of the UAE real estate market.

4. Transaction Results and Financial Outcomes

  1. As a result, we managed to purchase a waterfront apartment overlooking the Etihad Arena, complete with a spacious terrace.
  2. The project is situated in a truly stellar location. In the immediate vicinity of the complex, you can find: Yas Mall within 10 minutes, Ferrari World and Warner Bros. World within 10–15 minutes, Yas Beach within 5 minutes, Etihad Arena within 5 minutes, and Zayed International Airport within 15 minutes. Such a premium location guarantees consistently high rental demand and substantial capital appreciation after the building is handed over.
  3. A year later, this location became even more attractive for living and investment! Not only are the main attractions gathered nearby, but a brand-new beach opened just a 5-minute walk from THE BAY Residence, and the construction of the legendary Disney park on Yas Island was officially announced.
  4. In December 2025, we ran a test listing for sale at 1.8 million AED ($490,129) and immediately received a solid purchase offer for 1.85 million AED ($503,744) right after the advertisement went live. Nevertheless, at the time of writing this case study, the client decided not to sell the apartment because she recognizes a high potential for further price growth over the next two to three years. Instead, she chose to keep the apartment to generate rental income.

Consequently, our calculations show that the ROI had already reached 69% at that point. Once the project is fully completed, and taking into account the spectacular points of interest nearby, the client can confidently expect up to a 100% growth in returns. This has proven to be a truly successful allocation of capital.
