Dubai Investor Visa Through Property: Requirements, Cost and Process

For years, expats have been waiting for these changes! Dubai is opening up new opportunities to obtain a Dubai investor visa and an Emirates ID for a wider range of property buyers and their families. And in 2026 securing a visa through real estate investment is significantly easier.

Dubai has always been a comfortable destination for relocation and labor migration, offering various visa options. But what is available now used to seem like an impossible dream. Let’s break down the requirements for obtaining 2-year and 10-year investor visas, Dubai property requirements and recent changes. Spoiler: Any apartment will qualify, even if you buy it with a mortgage.

What the Dubai Investor Visa Is

Dubai is extremely open and relocation-friendly, as evidenced by its unique population statistics. Expats make up around 93% of Dubai’s population, while Emirati citizens make up about 7%. Dubai’s population reached approximately 4.58 million by the end of 2025, according to the Government of Dubai. And the population grew by 332,000 people, or 7.5%, in 2025 compared with 2024.

Dubai offers a wide range of visas. Golden, visit, work, residence, student, investor, tourist, transit, medical and blue visas are available. The most popular visas, according to the purpose of stay, are work visas and Dubai investor visas for property owners. More information about them can be found on the government portal.

Work visas are divided into the green visa (skilled employees on self-sponsorship), the standard visa (everyone in the private and government sectors), and domestic helpers, whom anyone can hire officially.

Not every tourist needs to apply for a UAE tourist visa in advance. Dubai is a tourism mecca without unnecessary restrictions. Entry requirements depend on the traveller’s nationality. The permitted periods for tourists are 30, 60 or 90 days. But the Dubai investor visa gives the opportunity to stay and live in the emirate.

The Golden Visa is not limited to real estate investors. Dubai has been expanding the programme to attract people who can contribute to the city’s economy, business environment, science, culture and other key sectors. Eligibility requirements, supporting documents, and the validity period of the Golden Visa vary depending on the applicant’s category.

Property investor residency visas are processed through the Dubai Land Department and approved service centres. The residence permit itself is issued through the General Directorate of Residency and Foreigners Affairs (GDRFA Dubai).

Property Thresholds: How Much You Need to Invest

The property value threshold for Dubai’s investor residence visa has been gradually reduced over the years. In September 2021, the minimum property value was lowered from AED 1 million to AED 750,000.

In April 2026, the minimum property value requirement was removed for sole owners. And now a sole owner of any real estate can apply for a two-year visa.

Previously, the required minimum was ≈$273,000 (1 million AED), later lowered to ≈$205,000. However, for those buyers who could afford to buy a studio apartment from AED 500,000 (≈ $136,000), residency through real estate was unavailable. Now it clearly makes sense to invest money in your own property instead of paying expensive rent or even taking out a mortgage. You can get a Dubai investor visa; a property worth AED 1 million is no longer required.

Dubai Investor Visa Requirements

So, a 2-year investor residence visa is available for individually owned property and no minimum property value requirement (but AED 400,000 for jointly owned property). And a 10-year Golden Visa is available to real estate investors who own one or more properties with a total purchase value of at least AED 2 million. For those aged 55 and over, there are other Dubai investor visa requirements, which we will discuss below.

Worth thinking about:

Annual studio rents in Dubai currently start from around AED 25,000–30,000 (approximately $6,800–8,200) in the most affordable areas, while the citywide average is around AED 52,000 per year. These are rental prices for long-term payments. Renting a studio apartment monthly, without an annual contract, is usually significantly more expensive, at around AED 5,000 per month for the most affordable options. The minimum mortgage down payment is generally 20% for the first apartment to live in. And you are no longer paying rent in the middle of nowhere; you are the owner of liquid real estate in Dubai. With real estate, you are independent of a work visa and official employment.

The Dubai investor visa requirements include a short list of documents:

  • e-Certificate of Title for property or Title Deed
  • Bank NOC (No Objection Certificate that the bank does not object to issuing a residence permit on the property) for mortgaged property, or a developer payment statement for developer-financed property
  • Valid passport copy
  • Previous Emirates ID (if applicable)
  • Recent digital photo
  • UAE health insurance
  • Good Conduct Certificate issued by Dubai Police and addressed to the Dubai Land Department (for 2-years visa only)
  • National ID for applicants from certain countries, including Iran, Pakistan, Iraq, Libya and Afghanistan

Properties registered in other emirates or in the DIFC are not accepted. Medical insurance is compulsory for all residence permit applications if you sponsor family members. See GDRFA Dubai for current requirements. dedicated to the 2-5-10 years Property Owner Residence Visa in Dubai (documents are accepted through authorised centres Al Tarash, Gulf Vision, Golden Cube, Al Yalayis or AGSH—not every Amer centre handles property residency applications).

! Important Clarification

The 10-Year Golden Visa allows you to sponsor your parents for a 10-year residence permit. With the 2-Year Investor Visa, parents are sponsored separately, and their residence permit is issued for one year.

To sponsor parents in Dubai with your 2-year investor visa Dubai or any other visa, you need to show a monthly income of at least AED 10,000, suitable accommodation, recent bank statements and medical insurance. A refundable financial guarantee of AED 5,000 may also be required. In most cases, both parents must be sponsored together, unless the parents are divorced.

Also, for the 2-Year Investor Visa, the property must be completed and suitable for living. An unfinished property or undeveloped land does not qualify for this type of residence permit.

For the 10-Year Golden Visa, mortgaged property can qualify, but the bank must provide a letter showing the amount already paid and the outstanding balance. Mortgaged property can also be used for the 2-Year Investor Visa, subject to the required bank documentation.

Step by Step: From Purchase to Residence Visa

Once the property purchase is completed, the residency process itself is fairly straightforward. The exact route depends on whether you are applying for the 2-Year Investor Dubai residence visa by buying property or the 10-Year Golden Visa.

Step 1. Register the property in your name with the Dubai Land Department. Once the transaction is completed, you will receive an electronic Title Deed confirming your ownership. Service time is 25 minutes once all documents are ready and the application is submitted. Read more on Dubai Land Department, Property Sale Registration.

Step 2. Prepare your passport, electronic Title Deed, personal photo, Emirates ID and current residence visa or entry permit if you already have them. A Good Conduct Certificate issued in Dubai and addressed to the Dubai Land Department also may be required.

Step 3. Visit one of the DLD-approved service centres, submit the documents and pay the visa fees.

Step 4. You must be physically present in the UAE to complete the required medical exam and Emirates ID biometrics. The medical test is completed at one of Dubai Health’s Salem or Smart Salem Medical Fitness Centers. The standard screening includes a blood test and chest X-ray. Additional vaccinations or tests may be required only for certain professions.

Step 5. The residence permit will be sent to your email after 7–10 business days.

Please confirm all deadlines and documents before applying for a Dubai residence visa by buying property and note that document collection and submission time may vary depending on your specific case.

Visa applications for property investors can be submitted through several approved Dubai Land Department service channels. These include Al Manara Center (Cube), Golden Cube, Dubai World Trade Centre, as well as authorised real estate registration agents. If you prefer to apply in person, check the working hours of the selected service center before visiting, as schedules may differ.

Benefits of a UAE Investor Visa

Beyond tax-free living and a strong economy, the UAE investor visa benefits include several practical advantages for everyday life. An Emirates ID makes you much more than a visitor. You become a UAE resident with access to government services, banking, healthcare and the country’s legal system, and can apply for a UAE driver’s license. It is not citizenship, but for everyday life it gives you most of the tools you need to live normally in the UAE.
These investor visa benefits in the UAE turn a property purchase into more than just an investment. Dubai’s real strength is its ability to stay functional during crises. It came through COVID-19 with rapid government support and a fast economic recovery, and it continues to grow despite today’s geopolitical uncertainty. The city is built around clear rules, efficient public services and a high level of everyday safety. It is not a place without problems, but it is a place where the system is designed to keep working when the world around it becomes less predictable.

Recent Rule Changes

The rules for property investor residency in Dubai have become noticeably more flexible. Under the current investor visa Dubai new rules, an individually owned property can qualify for the 2-Year Investor Visa regardless of its value. For jointly owned property, the applicant’s share must be worth at least 400,000 AED.
The Golden Visa rules have also changed significantly over time. When the long-term residency programme was introduced in 2019, real estate investors needed property worth at least 5 million AED for a 5-year residence permit. Today, Dubai Land Department offers a 10-year Golden Visa for property investment from 2 million AED. Mortgaged property can also qualify if the required amount has been paid and confirmed by the bank.
