2. The Client and Their Requirements
A married couple from Russia was looking for a 2-bedroom apartment for temporary holiday use for themselves, their adult children, and grandchildren. The budget they were counting on was not to exceed 1.2 million AED ($326,700). At the same time, they had a down payment of 300,000 AED ($81,675) ready.
Their main requirement was for the property to be right by the beach and no more than an hour away from the airport.
Before reaching out to me, they had called several real estate agencies in Dubai, and every agent convinced them that they would not find such an option by the beach within their budget. They were only offered small spaces far from the coast.
Since I work not only across Dubai but throughout the entire UAE, after studying all their preferences, I suggested considering a project in a lesser-known master community — Ajmal Makan City, specifically the Blue Pearls residence in the Emirate of Sharjah. I explained that this is a peaceful resort environment with direct beach access and developing infrastructure. The residence stands right on the waterfront of the gulf.
3. Transaction Results
We agreed to go and see everything with our own eyes. Upon visiting, it turned out that this was exactly the kind of neighborhood they wanted. They were not deterred by the fact that the district is completely new and its development started relatively recently. They saw the growth potential of this project and decided to make it their family residence. They also like the fact that Sharjah Airport is nearby and it is a short drive to the center of Dubai.
4. Conclusions
- The clients saved money solely thanks to the efforts of our consultant, as other agents were simply unaware of the project they ultimately purchased.
- The apartment has a huge area — 288 sq m. In comparison, the average area for a 2-bedroom layout in Dubai is typically between 100 and 150 sq m.
- The residence is located on the first coastline (beachfront). In Dubai, purchasing such an option with similar characteristics would be simply impossible.
- The clients received an incredibly favorable 10/30/60 payment plan, which meant paying 10% upon booking, 30% during construction, and 60% over a couple of years after receiving the keys to the completed apartment, providing significant financial relief for the family.
- The community where the residence is located features numerous amenities for residents: swimming pools, restaurants and cafes, a shopping center, a yacht marina, beaches, the “Crystal Lagoon” themed water park, children’s play areas, gardens, parks, and sports facilities.
This case with final property buyers clearly demonstrates how important it is for a real estate consultant not to limit themselves to a single location or a single Emirate and to be an enthusiast. Truly hidden gems can be found in the most unexpected places in the Emirates, leaving the client completely satisfied with their purchase.
