How a British couple secured a 7-bedroom villa in Damac Lagoons?

2. Client and the Task

An English couple with three children flew into Dubai in April 2024 looking for a villa for their permanent family residence. They had a strict budget of AED 20 million and planned to relocate by the summer of 2025. When they arrived, they already had a shortlist of villas provided by another real estate agent. However, upon viewing them, they were dissatisfied with either the condition or the design of those options. They decided to take the search into their own hands and ended up calling us regarding one of our listings.

3. What the Real Estate Consultant Did

  1. After thoroughly analyzing their requirements—specifically, a minimum of 6 bedrooms, mandatory maid’s quarters, lush green surroundings, children’s and sports playgrounds within the community, proximity to a British or American school, kids’ sports academies, and a modern neighborhood—I suggested exploring DAMAC Hills. However, at that time, the developer had no available villas matching their criteria. The most affordable option matching their specs in DAMAC Lagoons was priced at AED 21.8 million, which exceeded their target budget. Fortunately, I managed to negotiate a 5% discount with the developer, bringing the final price significantly closer to their desired figure. Additionally, we reviewed the prices of completed villas (ready properties) in adjacent locations, which turned out to be 15% more expensive. After weighing all the factors and considering the discounted price, they decided to proceed with the purchase.
  2. We also discussed the option of renting a property for their first year in Dubai.
  3. The clients spent about 3 months reviewing and adjusting the Sale and Purchase Agreement (SPA), as they wanted to amend several clauses. Even though the developer, DAMAC, rarely accommodates contract amendments, we successfully secured the crucial revisions the clients requested.

4. Deal Summary

The entire transaction took 4 months to close, but in the end, the buyers were thrilled to secure a villa with a lagoon view, a modern interior that perfectly matched their taste, and a location that fully ticked all their boxes.
